The rate is low but the fee is high. You have to be on top of everything. Otherwise they will delay the closing.

Thank you very much! Have you used it before? I saw another lender "Liberty Financial Mortgage Group" which also offers same low rate. Do you think they will have the same problem?

We had planned to use them. But they screwed up our application. We ended up using washington mutual. So I would not recommend MLD. They did not refund us deposit, which is $1295. For those lenders with extra low rate, i think they tend to be poor in service. I would choose some reputable lender for purchasing morgage. Refi can be different.

如果rate相同的话，adjustable rate mortgage就没有什么好处了。ING的closing fee 非常低，建议你多看几家，要他们给你一个good faith estimate,比较一下比较好。还给你推荐penfed.org。我以前差5 year ARM 的时候，他家最低。还要third federal 扬言lowerst 15 year fixed rate.不知道是否可信。
